Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all the necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer as low as 3-month lease terms up to 15-month lease terms. Our base pricing starts with our 12-month lease terms. Please note that short-term fees will apply to lease terms shorter than 12 months.

The rent does not include utilities. You will be responsible for paying for water, sewer, electricity, cable, internet, renters' insurance and trash. The water and sewer are billed on top of the rent and depend on usage. Electricity is billed through SWEPCO, and you will need to set up your own internet service with AT&T Fiber. Ask about our Renters Insurance program for more convenience.

Rent is posted on the 1st of each month with a grace period of the 5th of each month. We accept online payments in the form of a card or check through your online resident portal or through our Thompson Thrift App! Late fees (10% of rent) are posted on the 6th of each month.

Yes, a security deposit is required. The standard deposit starts at $200 and can go up to one month's rent depending on the screening results. The security deposit is eligible for refund and will be refunded to you within 30 days of your move-out date, provided there is no damage beyond normal wear and tear. Make sure to provide your forwarding address to the leasing office to ensure you receive your refund.

Yes, there are a few additional fees: 
- A non-refundable $70 application processing fee for each applicant.
- A non-refundable $150 admin fee.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Renters insurance is strongly recommended to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damage to the property.

Any guest that stays 7+ consecutive days must complete our application and screening process.

Yes, pets are allowed! Each apartment may have up to two pets. There are no breed or size restrictions, but visiting pets is not allowed. There is a pet fee of $350 per pet and a pet rent of $30 per pet, per month. However, the pet rent and pet fee can be waived for an Emotional Support Animal (ESA) with proper paperwork.

Your lease agreement requires a written 60-day advance notice.

Must provide written, 60 days' notice. # of months left in lease determine fee.

  • 1-4 months left = Equivalent of 1 month's rent.
  • 5-7 months left = Equivalent of 2 months' rent.
  • 8-11 months left = Equivalent of 3 months' rent.
  • If fulfilled 12+ month lease = 1 month's rent.

This fee must be paid in full before the notice of early termination will be accepted. Concession(s) must also be paid back.

Amenities and Services

We offer a resort style pool, a 24-hour gym, onsite coffee machine, a dog park, a dog spa, and more!

Yes, there is additional parking available for guests. Parking is first-come, first-serve, and there is no extra cost for guest parking.

Our onsite service team is here until 5pm, Monday through Friday! Submit a service through your Thompson Thrift App or contact the office for assistance! We also have an emergency service team to take care of any of our qualified emergency requests after hours.

We do not offer EV charging stations now.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer to.

All our available apartments come fully equipped with state-of-the-art, premium stainless-steel appliances.

We do allow for reasonable accommodation to be submitted to our office for review!

The community is within the Springdale School District. School-aged residents would attend:
